Nestled amidst the vibrant cityscape, our Başiskele Yeşil Vadi Yonca Villas offers a unique blend of urban convenience and tranquil natural surroundings. While the front garden opens to the bustling city center, residents can retreat to the tranquility of the Millet Garden, the region's largest natural oasis.


The Başiskele Yeşil Vadi Yonca Villas project is planned as 22 two-storey (duplex) detached villas with 4+1 bedrooms. The project land, located at Batın, Rahmet, and Reşit streets, has a total area of 6010 square meters. The Başiskele Yeşil Vadi Yonca Villas project is the first and only prestigious villa project in the center of Başiskele, one of Kocaeli's most popular districts. The Yalova-Bursa road, which runs parallel to the İzmit Bay, passes from the north of the Başiskele district center. Başiskele district is located in a prime location, connecting the Kınalı Sakarya highway, North Marmara highway, Istanbul-Ankara connection roads, high-speed rail and railway connections. To the north, it offers a stunning view of the İzmit Bay and İzmit district center. To the south, it offers a unique view of the Samanlı Mountains and the Yuvacık Dam, one of Turkey's most valuable drinking water basins. To the east, it borders the Kartepe district, which also offers stunning natural beauty and a ski resort. To the west, it borders the Gölcük district, which offers thermal waters, and thermal hotels. Başiskele district has some of the best schools with the highest number of private schools and colleges in Kocaeli. It also has the most 5-star hotels and private health complexes and hospitals. Each of the 4+1 duplex villas has a total floor area of 168 to 175 square meters. Ground floor is 86 to 92 square meters while the first floor is 83 square meters.


The floor area calculation includes balconies and veranda areas, excluding walls. The square meter calculation consists of usable quality areas.) The ground floor height of the villas has been designed as a high ceiling and has a height of over 3 meters. A spacious and comfortable living area is planned.

The project includes 18 villas, consisting of blocks C, D, E, F, G, H, I, J, and K. Each villa has a closed parking lot for 3 cars, with a total area of 37 square meters, on the site road side. This is planned as 18 independent units x 3 = 54 cars. For the 4 independent units in blocks A and B, a 2-car parking lot is planned on the garden side of each villa.


The 22 villas in the project have one independent pool each in their own garden areas, in blocks A 1, B 2, and E 2. These pools are included in the project and the deed. Each of the pools is planned to be between 20 and 25 square meters. (Only 3 villas have pools planned.)


The private garden areas of each of the Yeşil Vadi Yonca Villas vary between 60 and 300 square meters. The parking and pool areas are additional areas outside the garden m2.
For example, the areas of each independent unit, such as the floor area of the villa, closed or open private parking areas, pool area and garden, vary between 185 and 440 square meters. (The pool is planned for only 3 villas and is calculated as additional m2.
The 22 independent villas in the project are planned as 4+1, and they are all designed with the same architectural plan. The only small differences in square meters, other than garden and parking areas, are due to the veranda areas. These veranda areas will be planned with the same measurements during the project implementation phase.


The entrances of the 4+1 villas are designed with wide steel doors and a canopy roof is planned at the entrance. The entrance section, the entrance consists of a spacious area of 14 m2 and opens to a very spacious living room of 32 m2. The 32 m2 living room has a stylish, aesthetic fireplace plan with modern architectural cladding and the wide facade of the living room opens to the villa's own garden. From the 32 m2 living room, you can either exit to the 18 m2 veranda in the garden or directly to the garden section. The 15 m2 modern independent kitchen on the ground floor is directly connected to the entrance and can also exit directly to the veranda.


The 18 m2 veranda area can be closed and turned into a conservatory. There is also an beautifully desinged barbecue and barbecue area on the veranda, with its woodshed, counter and modern sink. The presence of a toilet and a 10.5 m2 bedroom on the ground floors of the villas creates a very pleasant comfort for overnight guests.


The high ceilings of the villa entrance floors have been transformed into a spacious and bright living space. A modern, aesthetic and functional staircase has been designed for access to the upper, first floor from the entrance.


The first floor presents a spacious area with a 11 m2 entrance at the exit of the duplex stairs. The master bedroom is located opposite the exit of the duplex stairs and is designed as 25 m2 with a dressing room and wardrobe area. It has a n area of 30 m2 including a 3.5 m2 master bathroom.


The second bedroom is located to the right of the duplex staircase exit and has a planned area of 15 m2. It has a spacious balcony overlooking the unparalleled nature view and some villas also have a view of the Gulf of İzmit. The second bedroom has a wardrobe area and a 4 m2 master bathroom, with every detail planned in place. It consists of a spacious area of 25 m2. The third 10 m2 bedroom also is very spacious with.
The bathroom on the first floor is 6.5 m2 in size. The laundry room, on the other hand, stands out with its comfort and practical, functional architecture.


The project area has three road fronts and one frontage is adjacent to the neighboring parcel. On the east side of our Yeşil Vadi Yonca site, there is a street called Reşit Sokak and it is adjacent to the Millet Garden, which is the most spacious area in the region and the center of the district. The Millet Garden is covered with decades-old trees. It creates an unparalleled natural area with wild fruit-bearing trees and plant life of dozens of varieties, including alders, plane trees, elm trees, hazelnut trees, oak trees, and chestnut trees.


There is also a clear spring that flows all year round through the Millet Garden, extending to the Gulf of İzmit. It also has a very refreshing air with countless bird sounds every season. Every comfort has been considered in the Millet Garden, including children's playgrounds, rest areas, walking paths, night lighting system, drinking fountains, and toilet areas for sports enthusiasts.
